New corporate office building on the Rosedale campus of ETS in Mercer County. The 105,000 sq. ft., two-story building includes a full basement and features a glass atrium connecting two wings. Open offices are placed around the perimeter of the building, with expanses of glazing for daylighting into the central areas of each floor. For several departments within the company for senior level staff, a café, a library, and conference and assembly spaces were also included in addition to the administrative office space.
Torcon joined the ETS project team early as CM during the schematic design phase. The project GMP was established at 80% construction documents, based on Torcon’s estimate and select subcontractor bidding in key trades.
The facility was designed as a high-performance facility. Raised flooring is used throughout the building to ensure flexibility and adaptability, as well as a combination of functionality and technology. The design is focused on sustainability through daylighting and views, and thermal comfort and controllability of the interior environment and enhanced energy efficiency.
