Torcon provided comprehensive CM services for the phased renovation of Stemmler Hall, a six-story biomedical research and teaching facility for the Perelman School of Medicine. The renovation transformed the building by providing new laboratory space and replacing all building systems to increase energy efficiency. The facility remained operational throughout construction, which posed logistical challenges related to accessing and working within the building and maintaining the critical building and life safety systems being upgraded.

The renovation introduced an open lab concept to improve aesthetics and communication, while the lower-level administrative spaces were converted into high-valued research space. A building-wide upgrade of MEP infrastructure and equipment improvements was completed, including new shafts and risers, replacement of electrical substations and emergency generator, AHU, and ductwork. The six-story building’s mechanical penthouse was rebuilt with new equipment.

A primary focus of the project was improving energy efficiency. Deteriorated exterior insulation was replaced, windows were replaced, a new insulated roof was installed, and pipes that had corroded over time were replaced. The completed project delivered a 50% increase in lab workstation capacity, a 50% reduction in energy use, and almost one million dollars in projected annual energy cost savings.
