NJEDA has been one of Torcon’s core clients for more than 20 years. Our relationship includes multiple phases, buildings and projects at the Technology Centre of New Jersey, which is located in the heart of the state's "Bioscience Cluster" between Rutgers and Princeton Universities. This innovative campus was developed to attract emerging high-tech companies by providing useful, affordable facilities for their research, office, pilot plant and production needs. Torcon has built six buildings on the 75 acre Tech Centre site, encompassing more than 300,000 square feet of space.
The Tech Centre has been designed to meet the needs of companies in the biosciences, microelectronics, advanced materials and communications technologies industries. The projects include:
- Tech 1 — a 60,000 sq. ft., single floor facility. Torcon is currently completing a 40,000 sq. ft. expansion of the Tech 1 facility as a build-to-suit for Sanofi’s Merial, which has occupied the original Tech 1 building since its initial construction.
- Tech 2 — a 60,000 sq. ft. facility. Torcon was CM several biopharm tenant fit-out projects, to create R&D labs, pilot plant and scale-up production space.
- Tech 3 — a two-story, 80,000 sq. ft. building that includes a 45,000 sq. ft. Commercialization Center for Innovative Technology (CCIT), one of the more significant incubation facilities in the nation. The CCIT provides fully-furnished labs of 800 sq. ft. to 3200 sq. ft. for smaller life science and biotechnology companies. Tenants share common functions and spaces, such as reception and conference rooms, lab services, high-speed internet access, glass wash, and specialty equipment such as NMR and an electron microscope. Torcon’s experience in Tech 3 also includes 25,000 sq. ft. of fit-out for Rutgers to provide space for three University-affiliated start-up partners: Winlab, the Energy Storage Research Group, and Provid Pharmaceuticals. The new facilities provide research labs, a climate-controlled dry room (2° absolute humidity) and isolation technologies. One special installation is a 5,000 sq. ft. ORBIT Radio Grid Testbed featuring 400 radio transceivers used to aid in the research and development of wireless technology.
- Tech 4 — a two-story, 60,000 sq. ft. building. The first floor fit-out provided office and lab space for two separate tenants, as mirror images. Chromocell Corporation, a life science company, initially occupied a 15,000 sq. ft. space, and later expanded into the remaining 12,000 sq. ft. of lab space on the first floor.
Overall, Torcon and NJEDA have collaborated on a wide-range of projects throughout the state of New Jersey. Major projects include the Trenton Office Complex (two office buildings, 560,000 sq. ft. of office space, a new U.S. Post Office, and a seven-level parking structure); the Bergen County Administration Building (263,000 sq. ft. office building and 1250-car garage); and the International Center for Public Health (160,000 sq. ft. biomedical research facility). Torcon was also CM for the Authority’s headquarters, which converted an abandoned 80-year-old urban building in Trenton’s Capital District.
