Torcon was a construction manager for a series of capital improvements projects at University Hospital and other facilities at the Rutgers campus in Newark. The program encompassed five major projects, with work ranging from medical office renovations for research and treatment space to an expansion of the Hospital’s emergency department to an 80,000 square foot dental school addition.
Rutgers gave Torcon an expanded scope of services under the contract. In addition to traditional CM responsibilities, we acted as an extension of the University’s facilities department and participated in programming, design procurement and design management. Moreover, Torcon’s staff interacted extensively with the various departments and user groups at the Hospital throughout all phases of the projects.
The dental school addition provides Rutgers with 180 dental operatories, three multipurpose auditoriums and learning spaces and a full basement level in a 97,000 square foot, three-story addition. The dental school’s superstructure was designed for the future addition of two floors.
Torcon also constructed a six-story, 180,000 square foot ambulatory care and outpatient treatment center facility. The new medical facility is situated on the University Hospital site and incorporates an enclosed pedestrian bridge on the third-floor to the Hospital.
One of the first major improvements undertaken by Rutgers and Torcon was renovation of the emergency department and trauma center. The project was phased and segmented into seven critical areas, each with its own phases to avoid any loss of patient treatment space. Torcon added a mezzanine level over the treatment areas to expand the administrative facilities. As each phase was completed the area was recertified by the NJ Department of Health prior to the beginning of the next phase of work.
The Behavioral Health Science Building, constructed to house all the behavioral health entities on the University campus. The four-story; 100,000 gross square foot facility has a full basement which houses the Rutgers print shop, living accommodations for 15 to 20 individuals and clinical space, offices and group room.
Torcon oversaw the complete fit-out of the Neurological Institute of New Jersey. The NINJ, located on the eighth floor of the University Doctor Office building, was completely remodeled and updated with new exam rooms and offices. All the work for the Institute took place in an active medical office building without interruption to daily operations on other floors.
Torcon also completed an 8-story freestanding parking structure under a design/build contract. The structure has a covered grade-level walkway connection to the adjacent ambulatory care center and houses retail space on the east and south elevations. The project site is located between two ongoing construction sites and along two active city streets.
